1. The four items that are important while buying land are;
-The purpose of purchasing property should be clear before purchasing for selecting a site. It is essential that 'Why' should be clear.
-government laws about the particular area should be apparent such as restrictions on plot to be built or vacant space that need to be left.
-shape and size decides that how the house should be constructed, limits of the local authority, and possibilities for extension in the future.
-know about the available facilities in the area such as shopping, means of transport, communication with utility services, basic amenities.
2. The reason to do a phase 1 environmental study is to review a site visit and have an idea about the current and past conditions. Developer needs to know about the order of the historical records fire insurance map. The intention to assess the property e is to check the impact of soil or underground water or check up on any threat to the environment and human health before investing or buying it.
3. 100-year flood plain means a boundary on both sides of a channel that will show the approximate location of 100 years storm based on the existing topography.
Floodway is a boundary on each side that shows a limit of a hundred-year flood to existing topography within a floodplain that has been shown enough to cause 1 foot in the rise of water surface compare to the floodplain channel.
