Explain how Design-Bid-Build and Design-Build project delivery methods can differently affect on management of project changes, claims, and disputes (Max 200 words).

In Design-Bid-Build project delivery method there is seperate contracts for design and construction.it generate competitions amoung contractors during bidding .The architects and contractors get connected only after placing the plan for bids.Since design and construction is not integrated it takes a lot of time for completion.Phases are implemented seperately one after the completion of the other.Designers does not have any access to construction cost so cost increase occur in designing time this delays project if the construction documents must be recreated to reduce cost.Construction will not be allowed until the design is fixed this takes more time for the project development.This increase risk of the owner.In this method owner have to act as a mediator between designers and contractors.

Design build method is a join venture of designer and contractor which makes it much more easier task for the owner through out the project development.The owner have to contact the designer only if he wants to clear any doubts.Since there is no bidding in this method,it is very time consuming method.Site preparation and construction can be started immediately after finalizing all the building details.So delivery will be more faster as compared to design bid build method.Design builders have acces to recent construction costs so they will design it in a cost effective manner.Since design and construction is combined most of the conflicts that can usually arisein a site can be eliminated.In short this method is the fastest deliver method with least risk for owner.
