b). There is a general consensus that transport system shapes land-use, and that land-use shapes transport system. Bearing this in mind, discuss with relevant examples how in this relationship different land uses generate trips which call for varying transportation needs.
Transportation is a function of land use and land use in turn influences the transportation system of the area. Development of land will leads to more generation of travel and this will facilitate the need for new and better transportation facilities. New and better facilities will improve accessibility to the land which will further enhance development of the area. For example, if a new road is constructed through a barren land or undeveloped land, small establishments or constructions will start to develop along the length of the road on either sides. People will also invest money to develop commercial buildings or trade centers due to better transport facility. This will open job opportunities which attracts people to this area and they will begin to build their residences in this area. Thus progressively the undeveloped land will turn into a busy area. Similarly, once the travel demand is so large that additional facilities are required for easy and fast commuting, modern transportation facilities such as metros, rapit transit systems will become necessary. This improves transportation network and social connectivity. This may increase the interaction of the people with other distant areas and they will adopt or follow the life style of people outside their area. It will also result in change in cultural values, political views, technologies, business etc. Thus change in life style will influence land use development and demand more transport facilities. In short, it can be said that land use-transportation cycle will continue upgrading. Thus we can conclude that transportation and land use are highly interdependent and better knowledge about this relation is inevitable in the planning of efficient transportation system and land use development.
