Additional Information
After completing your stakeholder analysis and developing your stakeholder register, you started working on your next project, which will be to develop a project charter. You started to gather information from various stakeholders via interviews and e-mails. The latest e-mail you sent caused quite a response. Several meetings were centered on the project charter, statement of work (SOW), work breakdown structure (WBS), and enterprise environmental factors and organizational process assets that you will use to complete the second and most important deliverable at this stage, the project charter. Jim comes to your desk one afternoon for further discussion.
"Our team meetings on the SOW, project charter, WBS, and environmental factors and organizational process assets have been very productive," says Jim. "Thanks for getting this project charter moving in the right direction."
"Anytime," you say.
"So, based on our last team meeting, do you think we are ready to write a concise SOW and the project charter?" asks Jim.
"I think we have enough information to assess risks, assumptions, define scope inclusions and exclusions, objectives, business need, milestones, high-level budget breakdown, acceptance criteria, and constraints," you say.

"Have you ever prepared a WBS before?" asks Jim<.>
"I have," you say. "Prior to working at ACH, I was an associate project manager for an engineering firm on the West Cost."
"Oh, that's great!" says Jim, handing you a document, saying, "Here is a simple template that combines all three deliverables: the SOW, the project charter, and the WBS. Do you think you can update the project charter for me with all of the required information?"
"Sure," you say, looking at the document. "You know, in my previous job, we developed three separate documents for these three deliverables.”
Jim smiles and says, “Oh, believe me I know that, but as you know we’re a small organization and have developed our own ways of managing project records within the overall project management PMBOK® Guide framework. Remember, the PMBOK® Guide framework is a tool kit and we’ve taken from it what works well for us here.”

The purpose of this project is to establish the first of 10 Amazing Coffee House stores at the city of Milwaukee, WI. This store will serve as base for the owner’s envisioned nationwide expansion.

The mission is to continue providing customers with guaranteed customer satisfaction, by providing high quality products and service.

Description and Project Product

This project is about the establishment of an Amazing Coffee House (ACH) store at the city of Milwaukee, WI. After years of high success of the company’s current 10 stores in Chicago, IL, Sam and Gloria Ryder, owners, have decided to expand the business to different cities throughout the USA. After Market Research, Management has chosen Milwaukee, WI to be the first city to expand ACH operations to. According to Market Research and Analysis Milwaukee, WI was identified as one of the top cities for coffee consumption in WI. Also, this city bears one of the most visited tourist landmark of the State, making it a top destination to local and foreign tourists. The plan is to open ten stores within the city and eventually continue to open stores in every city of the USA. A building near the Gold Rock Museum has been acquired with the expectative of attracting tourists visiting the area, as well as current residents and local businesses. However, this building needs to be renovated to suit ACH’s business. ACH’s concept consists of a coffee shop with a wide variety of gourmet blends, as well as low-fat donuts and branded merchandise, including thermal stainless-steel mugs. Since this concept has proven to be successful throughout the years, it is planned to be maintained for Milwaukee’s new location as well as upcoming ones. The overall Budget for this project is $650,000 and it is expected to be completed by July 4th, 2020.

Business Need

Amazing Coffee House is a Chicago based coffee and donut shop in search of expansion throughout the USA. Being Milwaukee, WI a top city for coffee consumption, it was selected by management as the first area to expand business. This area also has high local and foreign tourist traffic. It is expected that with the opening of this and future stores business profit and sales will increase maintaining a considerably high gross margin. By expanding operations, the great service that distinguish ACH as well as its high-quality product, will be known, not only within Chicago but within all the future cities expansion plan might extend to.

High-Level Project Assumptions

  1. Project will stay within determined schedule, meeting deadlines and complying with proposed timeline.
  2. Project will stay within the assigned budget.
  3. All necessary permits will be obtained before building renovation start date.
  4. All resources and materials will be available by Building Renovation start date.
  5. All vendors and contractors will be identified and contracted by May 10, 2020.

High-Level Project Constraints

  6. Project must comply with Federal and Governmental Regulations and Rules at all times.

Exclusions and Boundaries

Boundaries:

· Shop will only sell coffee and low-fat donuts.

· Changes to the current menu are not allowed.

· Grand Opening date can’t be changed.

· Small design changes such as color scheme and decorations will be allowed only with Sponsor’s approval.

· Once the lay-out design has been approved it must not be changed.

· Project budget can’t be adjusted.

· Contingency Budget will be utilized only for emergency disbursements.

· Current pricing of items will remain unchanged.

· Marketing, Advertising and Public Relations Plan

Major Risks

  1. High number of competitors within walking distance of the designated area.
  2. Not enough time to obtain necessary permits might delay renovation start date.
