What is the difference between an assessor and an appraiser
An assessor and an appraiser differentiates with each other in following ways:
1) The primary duty of assessor or tax assessors is to assist in establishing the assessment for the home for purposes of tax; while an appraiser is referred to a person who is usually contracted by the lending institutions with the purpose of establishing an expert opinion on reporting a value
2) The assessor establishes value for purpose of taxation, thus is and is bounded by the tax code protocols while an appraiser is likely measuring the current value which has nothing in tax relation
3) The assessor’s value is based on 01st Jan; and the appraiser's value is based on the client's requirement
4) Assessor uses a mass process of appraisal process behind a desk rather inspection of each property. On contrary the appraiser's does not use mass process of appraisal process and often inspect physically each property
