You are the new CM for a 2 story OFFICE building that is lagging behind by the following:

Wall framing in upper floor is incomplete and needs 2 more days to complete.

Doors for installation first floor have not been delivered.

Painting contractor crew cannot start painting since floor is not clear of debris ect.

Foreman has left due to family emergency.

Electrical contractor is 3 days behind.

Give your interpretation of how you will approach this situation and provide a method of solution. Note you are replacing the CM who has being removed and morale is low.

Firstly after taking the charge I will schedule a meeting with everyone. Will ask everyone about their problems and will ask them to give the solutions themselves.

After listening to everyone , I will make a chart on write the activities to be done and ask each of them to give a specific deadline, failing which they will suffer from penality.

Firstly I will start with quick desicion and result approach. I will ask the workers to clear the debris of the floor and ask the Painting contractor to start with the paint. Then I will enquire about the door installation , if they are not able to deliver on time then I will award the work to someone else who is capable to delivering as well as installing doors on time.

Will ask the electrical contractor as well as wall framing workers to recruit more labour force or to work in day and night schedule to complete the time within deadline.

I will have a word with Foreman and ask him to send a replacement so that work goes on smoothly.
