The market value of the asset should equal the total present value of this perpetual payouts discounted at the cost of capital o 9% so as to conform with the principles of time value of money

Asset Value = A1 = 250 / 0.09 = $ 2777/78

Asset 2: Payout worth $ 650 beginning 1 year from now that grows perpetually at 1 %

Asset Value = A2 = 650 / (0.09-0.01) = $ 8125

Total Asset Value = A1 + A2 = 2777/78 + 8125 = $ 10902.78

Weighted Average Cost of Capital = (2777.78 / 10902.78) x 9 + (8125/10902.78) x 9 = 9 %
