The below mentioned documents are required from the project company by the construction company for work to begin -
1) Construction Contract agreement- This is the agreement between the construction company and the Project company which highlights various terms and conditions of the contract.
2) Scope of Work- It enlists various details such as: the work to be done, who is responsible for the work, how the work should be performed, and what materials will be used.
3) Construction Schedule- This document allows the Project company to know how and when the project will be completed and offers them leverage when schedule problems arise. It also helps the contractor schedule the work.
4) Bill of Quantities- This document comprises of the lists of diverse materials that will form part of the construction contract. It includes details on the costs of materials, parts, and labor that will be part of the construction project.
5) Cost Estimate- It provides a breakdown of all items being incorporated in the construction project and their costs. The cost estimate can be detailed per item wise or in a lump sum form that doesn't specify individual items.
6) Drawings- This includes the blue prints of the construction project which is being undertaken.
7) List of Construction Insurance Coverage- It provides a guarantee to the owner that the contractor has the means and the economic backup to perform under the terms of the construction contract.
