How does Zoning support human and environmental sustainable community development.
Now a day’s sustainable community development has received considerable attention in planning of cities & development projects. Sustainable community development can be achieved when development meets the needs of the present without affecting the ability of future generations to meet their needs. It is about having a balance in ecology, equity & economy of a region.
Zoning is a part of land use regulations which regulates different types of activities that can be accommodated on a given piece of land & space provided to do those activities. A planned unit development zoning helps in land regulation which promotes large scale, unified land development. Since it is a highly negotiated regulatory approach it gives flexibility to custom design, community interests & environmental preferences. Zoning helps in shaping our public spaces, maximizing positive social interaction & saving time needed for travel. Zoning also reduces costs for roads & utilities through proper marking & planning.
Zoning helps in implementing community goals & objectives. Zoning can protect existing neighborhoods & structures of importance. Zoning prevents incompatible land uses near important institutions such as dance clubs which affects the environment in that area. Zoning helps in protecting environmentally sensitive area. Zoning provides adequate light, air & privacy to households.
So we can say that zoning supports human and environmental sustainable community development by giving community a good control over land use, its appearance & quality of life in future.
