What type of food are you selling?

My restaurant is selling vegetarian as well as non vegetarian dishes from fast food to the main course according to the demand of the customer. Fast foods and a portion of the non vegetarian starters are made available simply after 7 PM. Just vegetarian breakfast is given to the customers from 9 AM to 12 in the early afternoon. And meals of both the vegetarian and non vegetarian cuisine is given in the afternoon meeting. Evening meeting deals with the provision of fast food as well as the main course in both vegetarian and non vegetarian area.

Which property is of interest to you?

My prime interest will be to invest in the locale of Lefkosia as :

It is a famous tourist destination with many tourists visiting around the year, the Indian cuisine will be extremely popular with them as many of the tourists are from the Asian subcontinent.

Also, the high disposable income in the district among the individuals in Lefkosia will drive incomes for the restaurant as many local individuals will be happy to attempt the Indian Cuisine.

What language will you use to negotiate?

I am an Asian Individual yet have an adequate understanding of Greek as I have been living in Greece for several years now. The prime mode of communication will be Greek with the owner of the place I intend to lease for opening my restaurant. The reasons for choosing Greek rather than any other language is :

To guarantee that I am getting an affordable and great offer on the place as communication in the local language brings out a feeling of brotherhood and mutual trust( This has been my observation).

Communicating in Greek will further furnish me with the advantage of gaining the trust of the owner and making the leasing agreement process easy for me.

Another advantage is during the hour of any crisis like a situation of downturn when the lease payment will troublesome, this feeling of trust will furnish me with safeguarding.

To forestall any form of miscommunication, it is imperative that I should use the local language.

Discuss how you would persuade the owner of the location you want to lease you the property?

I would most importantly concise the kind of business I am doing and would explain the business I will do in Nicosia. I would make the owner of the property comfortable with me through the arrangement of communication. I would disclose my past not many years' record to the owner through referencing and make him/her accept that I am a trustworthy individual.

Further, I would as a matter of first importance ask the expectation of the owner for leasing the property for restaurant. I am in a strong BATNA position where I am having large number of alternatives available. I may search for large number of properties in the Nicosia and would enter a deal where I would get an ideal mix of location and lease amount. Moreover, I have a decision of city as well where I can negotiate with the owner in Girne and would find the imminent business in that city as well.
