2. Annual Net Operating income = Annual gross potential income - Vaccancy losses - Operating expenses
Vacancy rates in the area are 5% for ground floor commercial spaces and 3% for the apartments on the upper floors.
Hence, Vaccancy losses = [28 x 2,400 x 3% + (8,500 + 11,500) x 5%] x 12 = $ 36,192
Operating expenses = 30% of effective gross income = 30% x (Annual gross potential income + other income - Vaccancy losses) = 30% x ($ 1,046,400 + 0 - 36,192) = 303,062
