Expert Solution

You have asked multiple sub parts in the same question. I will address the first four. Please post the balance sub parts as separate question.

1. The property consists of 28 apartments, each 850 square feet, renting for $2,400 a month per unit, and 2 stores - the first is a 2,000 square foot space with a yoga studio as the tenant in place, paying a $8,500 rent per month and the second is a 3,000 square foot space with a sport equipment store as the tenant, paying $11,500 rent per month.

Annual gross potential income = (28 x 2,400 + 8,500 + 11,500) x 12 = $ 1,046,400

2. Annual Net Operating income = Annual gross potential income - Vaccancy losses - Operating expenses

Vacancy rates in the area are 5% for ground floor commercial spaces and 3% for the apartments on the upper floors.

Hence, Vaccancy losses = [28 x 2,400 x 3% + (8,500 + 11,500) x 5%] x 12 = $ 36,192

Operating expenses = 30% of effective gross income = 30% x (Annual gross potential income + other income - Vaccancy losses) = 30% x ($ 1,046,400 + 0 - 36,192) =  303,062

Hence, annual NOI = 1,046,400 - 36,192 - 303,062 = $  707,146

3. Capital Value = Annual NOI / Capitalization rate

Hence, Capitalization rate = Annual NOI / Capital value = 707,146 / 11,000,000 = 6.43%

4. Loan amount the borrower could get based on a 65% loan-to-value = 65% x 11,000,000 = $  7,150,000

Please post the balance sub parts as a separate question.
