1. A real estate agent represent as a buyer or seller. He will be a licensed professional. Within the agents of real estate there are employees as well as independent contractors. An employee is an individual who works for a company, business or for another person for a pay. An individual contractor works for the company or business but not an employee of that business or company. Thus employed agent will act as a seller's agent to help the client in selling his property and also act as a buyer's agent to help the client for buying a property.

2. Closing the seller is a term used in the process of selling a property. This is term is used when money and the documents related to the property sold are transferred to the buyer for transferring the ownership to the buyer from seller. When the property is officially transferred to the buyer from the seller. that date is termed as closing date.The closing date will be fixed earlier between seller and buyer.  Closing a seller is the final step in a real estate transaction.
