The owner of Lot A constructs a steel building which is mistakenly constructed 20 feet over her lot line into Lot B. The building is bolted to a concrete slab that is also 20 feet over the lot line. If the building sits in its position for 35 years and is used by the owner of Lot A for all 35 years, who owns what and why?

Here the building of owner of Lot A is resting in its position in the area of owner of Lot B for 35 years there is no action taken by the owner of Lot B in the beginning it means that the owner of Lot B has impliedly given his acceptance about the fact
Here owner of Lot A has become the owner of the building becoz here the LAW OF PRESCRIPTION applies where if a person is been constantly using a property for 20 years without any restrictions then that person gets the prescribed right over there
For example - If a person A is using a pathway , which belongs to B who knows A using its pathway, without any restrictions from B for 20 years than A gets the prescribed right over that pathway for its usage .
Ans 1 - Most of the contracts can be done orally but in case of transfer of real estate property or real estate sale there must be a signed document. The written or signed document makes the contract binding and sometimes there are some contracts need to be executed in writing in order to make it enforceable.
If they are done verbally it doesn't mean that they are automatically void but they can be voidable.
The purpose it serves is that the written documentation of a contract can be given as a proof in case of any fraud is committed against a fraudulent party.
Ans 2 - If I had the ability to create a new federal or state agency, I would definitely had a look after the degation of powers I.e. delegated legislation , would have put certain guidelines for that particular agency or organization to whom power's been delegated ti which extent they can use that power or the laws they can make in their particular field because this is one of the most important part in administration of a country.
