1. You can sell your house at a higher price than your mortgaged amount but not at too high a price because price of the house also depends on the locality it is in and other factors such as market around the house, availability of easy transport etc.
2. You can approach brokers for selling the house but they generally charge a commission on the selling of the house. You can also approach a real estate agent but before that, you must track some history of the agent in order to know his/her authenticity since you will be paying the person a commission.
3. You can sell your house at a price you want by negotiation. You can access the websites such as homelight, wanttosellnow etc to initiate the house selling procedure by minimising the cost and maximising the benefits. However the price will depend on the demand of the house in that area and thus may vary.
4. The title deed or the sales deed has to be registered in the Sub Registrar's office in order to transfer the ownership of the house to the other party who is buying it.
5. As stated above, you may approach a broker which would be an efficient way to get your house sold efficiently. However there will be a commission charge which you will have to pay him/her if the house gets sold. The other option is trying out the above stated websites which will help you sell your house but may take more time. The choice is completely yours. Both are doable options.
