According to exclusive right to sell agreement the real estate agent has the sole and exclusive right to sell a specified property, usually within three months.
As far as the commission is concerned the broker or agent is entitled to earn a commission no matter who acquires the buyer during the duration of the listing contract even if it is the seller who finds the buyer.
It gives the broker the exclusive right to earn a commission. In between time period the seller cannot list the property with any other agent and must pay the agent's commission even if the seller finds a buyer.
