Industrial vs. Office vs. Retail
- Characteristics for each property
- similarities and differences between each property
Industrial, office and retail are simply subcategories of commerical real estate. Industrial property is something which is generally used for the purpose of manufacturing. so, it can be considered as plant or factory. Retail can be considered as where actual selling of goods take place. one good such example of retail can be malls, shopping centers or any other place where purchase of goods take place. Office is a subcategory of commerical real estate where buildings where companies have their offices present.
Major similairty of all the three is that they all fall under commerical real estate. Generally industrial space for constructing factories requires more approvals which include environmental approvals, Such is not the case with retail and office spaces. The lease period of office space is generally more than a retail space. Also, the cost is less for office space when compared to retail space. Visibility, conveyance, accessibility are more important for retail when compared to other subcategories.
