Solutions

Expert Solution

1.It is true that leases which last for more than an year need to be in writing in order to secure both the landlord and tenant. Hence the answer is true.

2. When a tenant takes over a property after paying the lease amount, he needs to pay the rent until the lease period is over and they decide to vacate. When they give the notice of vacating the property within the agreed time, they need not pay the remaining rent as it would be deducted from the elase amount. But a tenant needs to pay the rent even when they abandoned the property as they are still in an agreement of lease. Hence the answer is c.

3. Even after a tenant assigns a lease, they need to pay the rent as usual .The lease amount will be refunded to the tenant at the time of vacating the property after deducting any required amount for cleaning and damages. Hence the answer is true.
