Read the case study below and answer the questions that follow:

A private investor recently experienced an increase in her profit due to the changing ways of doing business. She would like to investigate the feasibility of hiring a property manager for her mostrecent residential-commercial project in the outskirts of Ghala. All of her other projects concern import & export (e-commerce) and this is the first time that she will be responsible for a construction project.

a. Assume that a marketing portfolio has to be provided to the investor to motivate her to hire a property management firm. The portfolio should include:

i. A brief description of any two (2) bespoke services that can be provided.

ii. An explanation of the how the services provided will add value for her.

iii. An outline of any two pitfalls that she has to be aware of while working with property managers.

(i) : There are some services that are to be provided to the investor by the management firm so that she feels comfortable hire the firm. Below are two of the many services that can be provided to the investor :

1. Tenant screening and selection. In this service background checks are being performed to verify the identity, credit history and income. It also helps the tenants who were turned down.
2. Evictions. Filing of relevant paper work are done to initiate and complete an unlawful detainer action. It helps representing the owners in the court.

Ans(ii) : The services provided to the investor would help her as she don't have to worry much about the tenants as all the work related to them like the credit history and their payment related problems. The investor also does not have to perform the paper works as all of them will be done as the services are provided. She also does not have to bother about the court hearings in any issues as all there services are also being provided by the management firm.

Ans(iii) : the investor also have to take care of the problems that may occur while workings with the property managers. Below two pitfalls are mentioned which she have to take care while working with these managers :

1. The major issue faced while working with the property managers is about the payment issues. Usually the rent is not received on time. So it is preferred to keep a person InCharge who keeps records of the payment received and given.
2. Maintenance issues would also be there. Buildings and the structures would require maintenance in structural aspects. If the maintenance is not done properly, the investor may face issues regarding the quality and profitability. The clients would also not be satisfied if proper care is not taken about these things.

So above are the pitfalls the investor has to be aware of and should focus on them while working with the property managers.
