What are the requirements for a "deed" (a document to transfer title to property) to be valid?
The requirements are names of both parties, words indicating an intent to convey the property (i.e. I hereby grant, bargain…), a legally sufficient description of the land, the grantor’s signature, notarization of the signature(s) on the document and delivery of the deed.. We need written instrument, grantor, grantee, conveyance, land, consideration, signature of grantor, witnesses and delivery of the completed deed to the grantee.
