Hi! These are all under one question: By their influence on land values, market forces tend to create "zones" of specialized land uses. Therefore, what purpose is served by legal zoning? What are some reasons citizens might prefer regulated rather than market-determined land-use patterns?

Definition of Zoning: Zoning is the process of dividing land in a municipality into zones (e.g. residential, industrial) in which certain land uses are permitted or prohibited.

Purpose served by legal zoning:

1. Determination of land rates: Market forces can determine price depending on law of demand and supply of land once the zones are clearly identified.

2. Supporting industry can be set up: If any zone is industrial then support industry can be set up there. Ex. Spares for automobiles.

3. Zoning works as a tool of urban planning used by local governments.

4. It will also help to further planning of civic amenities in a certain area.

some reasons citizens might prefer regulated rather than market-determined land-use patterns:

1. Overpricing: If any particular area (eg. Near airport) is overpriced then people may like to put price ceiling so that all can buy homes in that area.

2. Provision of civic amenities for poor: If slums are to be removed then people may prefer govt. regulation to build low cost houses.

3. Demand for education, entertainment and recreation zones.
