a. Explain how you would plan the daily maintenance activities of this building after its completion. The plan should include detailed information of the time, resource and budget requirements. The answer should be in the form of a checklist with a minimum of 6 items.

b. Predict three emergency situations that may happen during and after the construction events that the maintenance manager will have to control. And propose one remedial action for each situation.

c. Suggest the most suitable type of maintenance to be provided by the company for core activities. Describe the reason for your choice and explain its details.

d. Suggest three ideas to develop the sinking fund and explain their details.

e. Explain any six uses of computerized maintenance management systems for this

project.

Maintenance management is a necessary thing which has to be started as soon as the building gets built and its an essential services which are to be run without fail inorder to maintain healthy environment and welfare of the inhabitants.

The following are the activites and the budgeting which will be required for running the operations and yearly costing is calculated based on some real life experiences.

1)Natural disasters of fire: This actions can be prevented by taking care of stacking and handling highly inflamamable materials with utmost precautions. Also, by conducting saftey mock drills and educating people few safety measures in case of fire outbreaks. 2)Security Breach: Theft or robbery in the building can happen, This has to be prevented by taking care of proper security systems such as Proper screening of metals and arms into the building at entry and exit points. Installation of cameras and verifying suspects of distinguished behaviour.

3)Critical systems failure: Failure of ahu units and major Power cuts. The manager has to keep the back up for the UPS system and Generators of power whenever there are any power cuts. Establishing a BMS software control system for maintaing all facilities of a building and controlling through a BMS room.

Generally maintenance management can be outsourced services by allocating a fixed fund for yearly and giving a contract for a third party.There are plenty of third party service providers for buildings and are competitive in providing quality and economical there by controlling cost.

1. Sinking fund is to be collected and kept as a reserve from the revenue generated in various stages of a project, by allocating an overall % of profit from the project value.
