The owner of a condominium unit also owned an exclusive use parking space on a surface lot facing a sidewalk and street. The owner rented the space to his friend, who parked her chip wagon in the space. She sold french fries and soft drinks to the public from the location. The other residents of the condominium objected. Advise the unit owner of his rights (if any), and the rights of the other residents.

The unit owner has the right to rent the the space area to the friend any other person he wants because he owns it as it's not the common area like stairs, elevator or halls.
Also, the unit owner has the right to request a meeting with other owners of the building and address the issue in an effective manner.
The rights of other residents, in this case, depending on the situation that what are the rules and regulations already settled by the unit owners in the building. If rules are already laid out by the municipality that no owner is allowed to rent a space for selling out groceries or related items then other residences have the right to object and send the owner of the rented space, a legal notice addressing the issue. But if the rules and regulations allow these type of activity in the building then the residents should not object in this case rather they have the right to request a general meeting by addressing what problems or issues they are facing due to the chip Wagon in the space which is selling french fries and soft drinks to the public. If all the unit owners agree to a decision of not allowing anyone to do these activities then it can be beneficial to all the unit owners.
